The provincial deputation has begun an investigation into the licences granted by the Mayor of Cuevas de Almanzora having discovered many licences have been granted, which do not comply with town planning regulations. One such development is Almanzora Country Club, from which most of the apartments have already been sold off plan.
According to sources close to the department of town planning in Cuevas de Almanzora, this situation will last until the Provincial Deputation of Almerķa gives the green light to the new town planning projects introduced by the Town Hall.
The existing relations between the Deputation and the Town Hall in Cuevas de Almanzora is an issue that for years now has prevailed in the town planning panorama of Marbella. Many developments under construction are currently at a standstill awaiting approval from the new PGOU. The building licence, along with proof of ownership of the land and a bank guarantee, are essential key documents that off-plan purchasers should demand when putting large quantities of money into the hands of developers.
Since the beginning of the year all inquiries directed towards the website Devwatch, in relation to the financial safeness of Almanzora Country Club, have been replied to negatively in that purchasers were advised in all cases not to proceed with handing over any money and instead to purchase in an alternative development until the problem with the licences had been resolved. We have noticed that in eight months, nothing has changed to improve the situation.
Devwatch advises investors to seek legal advice before making any decision about purchasing a property because problems such as those encountered by buyers in Almanzora Country Club can be avoided.
