Rincón To Publish Guide On How To Avoid Property Fraud

The Town Hall of Rincón de la Victoria wants to try to prevent developers from selling properties when they do not even have a starting date set. This is a practice that has been denounced by a great deal of buyers in the last few months. Because of this, an informative booklet will be published in which future purchasers will be made aware of all the legal aspects of buying these properties as well as the necessary documentation in order to guarantee the construction of the development. That is the objective set out by the Social Independent Party of Rincón de la Victoria (PSIRV) who initially suggested the idea at the last town planning committee meeting. One of the councillors – Salvador Dominguéz – believes that with this guide, they will be able to warn potential buyers of the violations these developers are capable of, such as selling apartments that do not have a licence to be built in the first place. This information booklet will be drafted by town planning experts even though the Town Hall is insisting on the collaboration of various consumer associations also. The guide will include all the basic instructions on buying a property and will be written in very simple language for easier comprehension. The Deputy Mayor and Town Planning Councillor – Francisco Salado – commented yesterday that this publication will deal with all aspects that need to be carried out as well as emphasising the necessity to ensure the development has a licence to be built, among other things. The next government committee meeting of the Town Hall will approve this project even though it is still not known how long it will take to begin drafting it since it all depends on the budget. The guides, which will be distributed equally throughout the different dependencies of the Town Hall, will not only serve to avoid fraud scams by some of these companies but will also portray a better image of the town itself. During the month of February, the Consumers’ Association AUSMIN reported that a total of 500 people had been affected by seven developments owned by the company AIFOS, where the properties had been sold off plan but without a licence to be built. The property development company has however promised to return the money to those purchasers who request it.
